Common Area Design
One of the most important elements of a successful property that defines the spirit of the building, affects the loyalty of its tenants, boosts the sales and increases the market value.
An intricate design task of connecting thousands of square feet together (lobby, hallways, elevators and elevator landings, resident lounge, management office, restrooms, etc.) to create a welcoming, coherent, cozy and unique ensemble.

Reception interior design is undeniably a face of a corporate or apartment building, setting the mood of the visit. Thus the goal is to create a lobby design as inviting and appealing as possible to charm the visitors and welcome the residents – they all must feel they are finally home.A typical design of a lobby will normally involve a reception desk (usually the main focal point of the area), normally with the building name / logo, a comfortable sitting area, as well as needs to be laid out wisely to ensure the most convenient and efficient visitors’ traffic from the entrance pass the reception to the elevators / stairs. And of course a reception design needs to be stylish and ideally consistent with the exterior. One small, but very important area that is often left out is a restroom. This needs just a few SF, so even a very small lobby can easily accommodate it, in return enhancing a strong image of a building that cares.‘Vanguard development’ has a comprehensive portfolio of common area design projects to make sure all your goals are achieved perfectly, beautifully, promptly and on a budget.
The next important area in any corporate or apartment building, which certainly needs to be coherent with the lobby. As logical as it sounds, this almost never happens and hallway designs are usually quite irrelevant to the lobbies, which never looks stylish or luxurious, even when very expensive materials are used.A tasteful mix of elements, colors, textures, shapes and proportions is what makes a building hallway design feel rich, not the level of brands used and budgets invested.‘Vanguard development’ is a unique team of architects and interior designers working in NYC, LA, SF and beyond, with hundreds years of experience combined, and we will be happy to design this common area for you, and hopefully many others.
Another must-have for any competitive apartment building in cities like New York, Los Angeles or San Francisco. It’s needless to say that a building with a spirit, with a sense of a friendly community, a buildings that really feels like Home Sweet Home, will be much more popular and successful. And nothing contributes to this more than a quality resident lounge design to promote socializing, bonding and connecting with other neighbors, so that it literally becomes single-family home. The final choice of areas will depend on specifics of the neighborhood and local preferences, but normally a typical resident lounge may include a number of sitting areas, sometimes a library, occasionally with a few desks for reading and studying, a bar area with a kitchenette, a TV area with more sofas and armchairs and possibly some activities like pool tables and such. An outdoor patio is always a perfect additional to this. And of course a few restrooms will complete the picture. We at ‘Vanguard development’ have all needed experience to create a wonderfully styled and wisely laid out resident lounge to be proud about and really enjoy for years to come.
